Framing: All basic interior framing for one office/bedroom with closet, bathroom, mechanical room and bulkheads.
Drywall: Finished drywall for ceilings and walls

- Up to 6 4” LED Pot lights
- Up to 3 standard dome fixtures
- Up to 5 standard light switches (Decora)
- 1 standard cable outlet
- One standard smoke/CO2 detector
Knockdown texture ceiling
Paint: One colour for walls and one colour for trim.
Flooring: Choice of Laminate or Carpet.
- Laminate: An allowance of up to $1.59/ft2
- Carpet: An allowance of up to $2.59 per ft2 including product, underpad and installation
Passage Doors: Up to 3 pre-hung 6-panel Masonite doors.
Closet Door: One closet door.
Door Hardware: Standard door handles and closet pulls.
Baseboards: As per samples
Casing: As per samples
Permits: Includes plans and building permit fee.

- American Standard Low-flow toilet
Vanity:
- $600 product allowance for vanity, sink, faucet, mirror package
Shower Tap Set:
- $120 product allowance for shower tap set. Standard is a Moen set.
Chrome Towel Ring Finishing Package
Painting: One colour for walls and one for trim.
Floor Tile: Product allowance of up to $3.00/ft2 tile.
